Single-family home sales down 12.7% versus 2025
PEABODY, Feb. 17, 2026 — The Massachusetts median single-family home price was $612,500 in January 2026, a increase of 4.7 percent over January 2025, according to a new report from The Warren Group, a leading provider of national real estate and transaction data.

There were 2,305 single-family home sales in Massachusetts in January, a 12.7 percent decrease from January 2025, when there were 2,639 transactions. Meanwhile, the median single-family home price increased 4.7 percent on a year-over-year basis to $612,500.
“Home sales that closed in January went under agreement in November or December of last year; the holidays are not a popular time for house-hunting,” said Cassidy Norton, Associate Publisher and Media Relations Director of The Warren Group. “The lack of inventory also contributed to a drop in sales and increase in price.”

There were 1,121 condominium sales in January 2026, compared to 1,158 in January 2025 – a 3.2 percent decrease. Meanwhile, the median condo sale price increased 0.9 percent on a year-over-year basis to $535,000, down from $530,000 in January 2025.
