What is Probate?

Probate is the legal process through which a deceased person’s estate is properly distributed to heirs and designated beneficiaries and any debt owed to creditors is paid off. In general, probate property is distributed according to the decedent’s last will and testament, if there is one, or according to state law if no will exists.

Probate & Divorce Data FAQs

How is the cost of probate records determined?

The cost of probate records is based on the number of records we expect to collect in a given county. If it’s a county we already collect records from, we can provide an accurate historical average for the number of records we collect per month. For counties where we don’t currently collect data, we estimate the number of records based on past trends.

For example, if we estimate 150 probate records per month in a county, the monthly total would be 150 records x 12 months x $0.50 per record, which equals $900 for a 12-month subscription.

Do you offer discounts for larger quantities of probate leads?

Yes! We offer discounts for larger quantities of records. The discount depends on the total volume of records you request. 

How often is probate data delivered?

While the majority of other probate sources deliver on a monthly basis, The Warren Group delivers your records on a weekly basis (As long as your county has added additional records since the previous week). 

Do you offer all probate and divorce filings?

No, we only collect probate and divorce filings associated with real estate.

What if I need records from a county you don’t currently collect?

Availability of records differ from county-to-county and state-to-state. If there is a market we don’t currently collect that you would like, we’re happy to research solutions for you. 

Can I get historical probate data?

Yes! This is primarily set up as a go-forward subscription program, but we also provide historical one-time lists.
